When we signed the closing papers on this property back in April 2021, we couldn’t have imagined it would take us more than 2 ½ years to complete or that we’d double our estimated budget.
It has been our biggest renovation to date, full of setbacks and challenges, but also some very proud moments and personal highs. We’ve grown as designers/DIYers and learned valuable lessons we’ll carry forth into future projects.

I’m curious to know—what was your favorite Before + After or DIY project from this house? Cast your vote below!
It’s hard to pick favorites, but for me, I’m still really proud of the backyard transformation. That space was certainly the most challenging, costly and took two years to complete, but it will be enjoyed year round here in Florida and I’d say it was worth the investment.
How much did this all cost?
We’ve been keeping track of our expenses throughout this process, and as it turns out, renovating a house is not cheap 😅 Even with Lucas doing most of the work himself, carefully sourcing budget-conscious materials, and sponsored items… our grand total came in at ~$236k. Labor made up $95k of that, with $141k spent on building materials, furnishings, etc. And as you may recall, the backyard makeover alone cost $105k!
Now keep in mind, this includes fully furnishing and stocking an entire 4 bed/3 bath house for a higher end vacation rental, which takes up a good portion of that budget.

Wow, this is such a beautiful transformation! Each room is so well thought-out and the overall design is perfectly cohesive. I also loved that you shared the time and cost set-backs. To clarify, when you said labor was $95K, was that labor you hired beyond what Lucas did? And was the majority of that in the backyard cost? I have 3 FL properties and know that anything having to do with pools is insane in terms on labor, but just curious as we are about to go into another DIY and I’m getting scared that my budgeting is way too low!

Yes, $95k was hired out labor. It would have been multiples of that if we hired a GC to do what we did! Most of the backyard expenses were from the pool, deck and landscaping. The pool contract was made in 2021 and has since gone up significantly in price, and the decking material was sponsored, so retail cost would be quite a bit more today. You forgot to leave a choice in your survey,”I was blown away by every space!”. That is which one I would pick. I especially loved the kitchen, backyard, laundry room and all the bathrooms. I was so blown away by the master bath that I redid my own using microcement. I have years of remodeling experience and, still, it was not easy. My master bath is about a quarter the size and it took me like 50 hours of troweling! I had only used the red guard in the wet area but I should have covered all of my drywall with it because the microcement stuck to that a lot better than smooth drywall! Anyway, as one who isn’t easily impressed, you two blow me away every time.

My gosh has this been an amazing journey with you. I am in shock every single time I see your transformations but this one, just freaking wows me! I could hardly even stand to pick a fav. EVERY space is AMAZING! Gotta say making a bunk room out of “thin air” to get that many more sleeping areas – so brilliant it boggles my mind. You guys are incredible. Seriously, some of the very best EVER.
And to think you did this with a little girl and a baby on the way and a newborn during……just how? I can’t even pick a new vanity, haha.
Jenna Sue, I do have a question for you: in your primary bedroom with that old tray ceiling – what did you do with the obvious duct work in the ceiling? Just wondering how you managed that.
Anyway – take a well deserved break, have a happy new year and I cannot wait till your new project down the road. But hopefully not soon, because those littles don’t stay little very long. ♥♥

We didn’t touch any of the duct work in the ceiling. The AC vents are along the outside perimeter area, which we didn’t cover up. I hope this helps to clarify!
